Mobile Home Renovation

I recently looked at a property that I like, but I'm not sure what to do with it. The home is a pretty run down double wide that would be vacant if it weren't for the raccoons that moved in. There is value in the land because new residential development is coming in around the property. I would like to use it as a rental so I could get some return on it until I sell it a year or two down the road to someone that will haul off the trailer & build a new home. I'm concerned I could not get a loan on the property as-is though & I don't want to tie up cash to sit on it. It will need improvements to get a renter, but I'm not sure how much (or how little) I could get away with. Any suggestions are appreciated!
