I have no idea how real estate professionals can be so incompetent when it comes to Manufactured Homes vs. mobile Homes, especially when most states allow licensed agents to transact with them.
Here are a few very important facts regarding Mobile Homes
1. A mobile home is any factory home built before June 14th, 1976.
2. The building code was not uniform throughout all the homes meaning the safety and quality varied significantly.
3. Many counties do not allow a mobile home to be moved because of the age.
4. Mobile homes can be brought to HUD standards.
Here are a few very important facts regarding manufactured Homes
1. A manufactured home is any factory home built after June 15th, 1976.
2. HUD put in place standards for how a home should be built and they continue to do that today.
3. They can be moved to other locations without issues, typically.
4. A manufactured home home on land and a permanent foundation is eligible for more typical financing.
4a. If that home meets FHA/VA guidelines you can get normal financing, it is a single-family home at that point.
4b. Some lenders will even lend on single wides on their own land.
5. HUD homes are far superior to Mobile homes, 9/10 times.
Mobile homes still have a value but when compared to a manufactured home you would pick the later everytime.
