What size mobile homes for a new park

I'm working on negotiations for a 100 site mobile home park in  Arizona the park only has 18 homes on it and I'm looking to purchase the rest of the houses and sell on financing. So the question is what size would you put on your park? Two room or three room?

I'd like to get the single wide for transportation purposes and someone told me to buy two room is better because then families are not living there and creating more wear and tear, but does that hamstring my ability to fill my mobile home park?

3-2 homes will always your best bet.  what is your target market for this park?  Is it a senior community? The wear and tear only matters if you're renting the homes; which is not recommended.  You might try running some test ads in your local papers and facebook groups to see what folks are responding to:  down payment, terms, etc.  do some market testing to get a feel for demand.
