What kind of insurance do I need as a contractor?

My half of the partnership is the work on flipping properties. A year in, we just closed on the third property. This property is going to need a permit for demo and structural work. Does anyone know what type of insurance I need to pull permits? The city said 10k general liability, but I've gotten too many mixed quotes for price. Anywhere from 250 a year to 68 a month. Thank you all!
