Loan origination cost help

New investor here and could use some help.

Looking at a 155k duplex in NJ.  Investment loan with 25% down, have great credit, no debt, good income and assets.

I've been quoted a mortgage with a rate 3.25 but origination cost of around 4.8k which seems very high.  Other fees seem OK.  When I asked, I was told that lenders charge more for investment mortgages.  So far I checked another option via an online platform which had a higher rate of around 4.25% but lower closing costs.

Does this seem right or too high?  Do you get worse terms on an investment loan?

Would appreciate any suggestions!
