Hi @LeviPolter,

Welcome to BP.

When maximizing cash flow the 30 year mortgage - fixed loan is very appealing for an investor on a investment property since Portfolio Lending is usually only fixed for 5 years with a reset and the years on the mortgage are 20-25 years.
