Financing under 100,000 for MultiFamily

I am investing in property in Cleveland, OH. I had been pre-approved by Rocket Mortgage. Now they are telling me they can't give me the loan as the property is a duplex and is only 90,000 even with my 25% down. Any advice on lenders that will loan on this amount, or why this is a issue at all. Thanks,

 Rocket has been horrible to work with in my experience. I don't think I've ever done a deal where Rocket was involved that wasn't a total cluster F. Many options for you out there. Cross Country, Wells Fargo, Wintrust to name a few.
