Buying apartment complex

Hello my Realtor colleagues!

I am a realtor here in the Central Valley California. I wanted to ask for a little bit of advice from my local realtors.

So I have a buyer that’s looking to purchase an apartment complex here in Modesto. Money isn’t an issue or anything. So what I wanted to know is how should I approach the listing agent and negotiations?

And also are there any special forms I need from CAR to purchase the property?

I hope I am explaining myself correctly. I am a little nervous seeing how this is my first time purchasing anything other than a single family home.
