I am currently in the process of getting my license and have concerns on how to pick a broker and how to ethically proceed with my goals to be an investor. What should I be looking for and can someone give advice. Pros and cons of being a Licensee/ Investor

@David Telp  -  I hold my own licensee and invest.  It's cumbersome at times but worth it.

Pros:

1.) I get to walk into any house anytime I want

2.) I get paid to buy houses and to list my flip companies houses

3.) I'm in front of people talking real estate all day long

Cons:

1.)  Disclosures can be annoying.  I have to disclose to everyone  I speak with that I'm a licensed broker and that I'm not using my expertise to swindle them.

2.) I get other agents calling me all the time complaining that their listing got one of my direct mail letters, even though the letter fully discloses who I am and explains that I'm contacting them as an investor, not a broker.

All in all I'd say its worth it though.
