Good evening BP. I need some help. I’m pursuing this 4 plex in Bethlehem PA. Lehigh Valley, it’s a very desirable area. Please see the numbers below. I know many will ask, will the property gain value. In this area it most defiantly will over the next 30 years. Please let me know your thoughts!

Property Cost - $395,000

Monthly Income $3485.00

Annual Income $41820.00

Cash Flow - $525.92 monthly

Cash Flow - $6311.04 annually

Cap Rate 7.5% (this is with a management company as well worked in getting 10%. I am out of state and have worked with this company before they are very good.)
