Investor Focused Buyers Agent - Atlanta

I am looking to start buying rental properties around the East Cobb/Woodstock area. I am focused on 3 or 4 bedroom, 2+ bath homes in neighborhoods that have ARV's in the $150k - $200k Range and require minimal renovation (this is my first investment purchase - as I get more comfortable, I may move towards homes that require more repair & renovation). My main goal is cash flow, ideally 12%+ Cash-on-cash return. Looking for an investor-minded real estate agent who knows the area, and ideally one who can put me in contact with great team members as needed (i.e. property manager, inspector, service providers/contractors, etc.).
