Best Choice for Master's Degree

I'm a senior undergrad in a science major and I decided I wanted to change career paths. I want to start a real estate investment company that focuses on wholesaling, flipping, and multi-family rentals. Should I pursue a Master's in Real Estate or an MBA with a Concentration in Real Estate? Which of the two would be better for my goal? Thank you.
