New Construction in Springdale area of Indianapolis

Hello - I am currently purchasing an empty lot in the Springdale subdivision of Indianapolis, and looking for advice on what local brokers feel are the wisest layout choices for a new construction home in that area.  From my research, it appears that a 3/2 around 1500 sf will move quickest in that area.  It looks to me like I may have difficulty getting an appropriate sales price on a larger 4 bedroom home in that area.

Thoughts?
