Suggestions On Moving Property/No Offers

Thought I would reach out to some other agents to ask your opinions on moving a property.  Ive got a house I am having a hard time moving. Actually priced appropriately initially at $417,400. This is in a neighborhood where a typical appropriately priced property goes under contract in 1 week. House shows very well. Probably third nicest property in the neighborhood, as Iv e been in almost every house in the neighborhood, and Ive sold about a dozen of them. After 2 weeks, price drop for $407,400. So now I am sitting at 18 days on market, which is a LONG time in this neighborhood and market.  Coop commission offered is 2.5%. Property is in Rockville. If it were in say Montgomery Village where it takes 30 days to sell I wouldnt care...but once you go over that 7 day mark in Rockville, I get a bit worried.

I am considering a couple strategies to move the property. Either another price drop to $399,000. (But we are already priced below the comps, which are not nearly as nice as this property) or offering a bonus to buyers agent if they bring a full price offer. Bonus could be standard commission bonus, or offered as a gift card of their choice (so then they dont have to split the bonus with their brokerage). I was thinking something like $1,000 gift card bonus.

Any agents have some thoughts?
