Agent referrals for property management clients
As a management company in Portland, Oregon, we get contacted by our network of real estate brokers that refer property owners to us for property management services. In return we give the broker's a referral fee. I was hoping to hear what other PMs and agents think is a fair referral fee.
Developing relationships with brokers and agents in town is always a priority for us, because often times we have a pipeline of buyers and sellers that we then like to refer on. We do have a broker on our team which I'm not sure if that deters brokers referring property owners to us. Do others use an agreement that states the referring broker retains exclusivity of that client when it comes to the future listing of the property?

@Neal Collins Hi I am a Broker in Memphis, TN. and this has always been my agreement with referring agents. Most Real Estate agents are not in the business of managing property so they pass them along. In my opinion it is only fair to give to give back to the agents. It is a wi/win for all involved!
