Direct Mail Marketing as a Realtor and Investor
Does anyone have experience with direct mail marketing as both a Realtor and Investor? I'm starting my first campaign since getting my license and am curious to hear what works for others.
My background is a flipper, so my campaigns are usually simple letters/postcards offering cash and a fast close. My #1 goal is still to find potential off-market deals, but my #2 goal is to secure listings.
Would it be viable to advertise both cash w/ fast close and listing services on the same mailer? Or should I continue to focus on fast cash and close and just leave my license and broker info in the signature?

From everything I've read from REALTORS and investors, you have to create an annual budget and stick with it for six months to a couple years before it starts to pay off.

Main part as a licensee is disclosing license status and whatever state law requires with that specifically.
