 I am starting with a House hack ltr if a duplex or tri plex. It would also be possible str if I get an adu or mother in law basement.

I highly recommend Morgan and Cameron Reed. They canvas the greater Atlanta area, invest themselves AND run campaigns for off-market properties.

They know their stuff and are 2nd generation realtors. Both of their parents have been involved in the home building and broker business so this is in their blood!
