Have you ever sold leads to agents?

I've come across homeowners who want to list their home with a real estate agent, im not one. But I could bring them one so that they can list their home. How could I make profit out of this? Would it be legal to charge the agent a ''Referral fee" IF they actually end up listing the home with them?

I think you could sell leads to agents.  You just have to find the right one that wants the leads...and how many you have and if they are any good or not.   I'd think your best bet is with a an agent who knows, loves, and trusts you.  Maybe $20-$50 a lead.

Unfortunately as others have mentioned, probably no referral fees above that amount would be legal in most states.

Also might work better as a trade if they will for example offer every listing a cash buyer option, if that is you.  Of course you really have to be a cash buyer, no hard money, no wholesaling, etc.  That way they can offer seller's an option. #1 list with me....I'll get you the highest price, but that might mean repairs, showings, lots of showings, appraisals, financing risks, inspection risks and all the other risks that comes from dealing with buyers.

or option #2....I have a cash buyer who will close in 7-14 days or whenever is convenient for you.  The tradeoff for certainty though is they will be 30-50% off the price you can get if we put it on the market.  Which works better for you?
