Homeowner to investor

I currently have a home I purchased in 2017 for $400,000.  My brother, whom is a investor sold his homes in the same area for $750,000 and $820,000. Similar square footage and condition. I know that this is my opportunity to get started building real estate wealth but I'm nt sure how to go about it. Do I sell and take the money to cheaper states and invest?  I'm currently in phoenix and property is Californiaish right now.  Do I sit still for a minute?  I have family in Indiana, Wisconsin, Chicago, where units are very reasonable right now.  I don't know where to start.
