Hello BP fam!

Just want to start my first post here in the community.

Like many of you, I had an epiphany after reading Rich Dad Poor Dad. Then read Cash Flow Quadrants.

Listened to Bigger Pockets Podcast w/ Brandon Turner Episode 100.

Read How to Invest in Real Estate and The Book on Rental Property Investing both by Brandon Turner.

I've also just recently finished both of David Greene's book Long Distance Real Estate Investing and Buy Rehab Rent Refinance Repeat.

Initially, turnkey investments appeared to be the most passive way to invest capital, but as David Greene says "you make money when you 

buy". Specifically, distressed properties.

I have 2-3 markets that I'm targeting. I know I need to establish a core four (real estate agent, lender, pm, and contractor).

Do I just Google top performing real estate agents in the market that I'm interested in.

Do you guys use a script when reaching out to real estate agents as investors looking for distressed properties?
