How to structure a buy hold with.....

Hello, I was wondering if i could get some advice on how to structure a buy and hold deal with a private money lender as an equity partner. So i have a deal under contract that we will potentially wholesale but if not we are going to rehab it and would like to plan to have multiple exit strategies. So i have a few people that would like to rent to own. The equity partner/money man is okay with renting it out. I am not sure how to structure this. What is a fair interest rate for him to get ect...??
