I can’t find deals in my area.

Rookie here! I live in the metro Atlanta area. I am looking to begin investing in real estate because I want to retire in 5 years @ 55. I wish I would have discovered Bigger Pockets a long time ago. I am thinking about getting a HELOC to finance my first SFR or BRRR. The issue is I can't find any deals locally and since I don't have any experience not sure how I could do this long distance.
