Anyone tried this?
Offer your tenants a 15% reduction on their rent for paying cash up front for the year. They don't have the cash so you have a lender lined up to loan them the money. Even if their credit isn't good and the interest rate on the loan is high, they'd still be saving money. Not to mention that you now have that upfront cash with no worries.
I was thinking of doing this with several tenants for added security in my investment.
