The previous post went into the basics of what an appraisal is and why it is important to increase a buyer's negotiating power. As preliminary research, you can use free online evaluation tools such as the ones found in Zillow and Redfin. These estimates would not be a replacement for a professional appraisal. However, it gives a better idea of where to start.
