Best places to start looking for a down payment equity investor?

Hello everyone I am looking to get into real estate investing but I don't want to blow all my cash reserves I'd like to partner with someone who can bring the cash to the table, I will bring the good deal,management skills,and the ability to do work on the property. I would also like to be able to structure the deal to where the investor would gain a decent return of 8% or more. I'm starting my search in Facebook groups, online etc, I am just looking for advice on  where to find private investors ( not just private mortgage companies)
