I must be doing something wrong / 30 days in

It's been over a month now and although I am closer to reaching my first deal, I have not achieved a deal yet. I am still very hopeful; however I'm just not there yet.

My biggest challenge has been that I am very.... very limited on funding / monies to use towards marketing my business; however I did purchase a list of absentee owners (a list of 500+ names) that I have mailed yellow letters to. I send out 100 at a time as the mailing campaigns are a bit costly for me at the moment. As of last week, I've sent out 400 letters. and I've spoken with approximately 15+ people and I've gone on 2 appointments.

I don't intend on giving up and will make this work regardless of the sacrifice. So I ask, is there a better list? Should I be shooting for something that I am not? Are my tactics all wrong?

It would seem this list of absentee (instate / out of state) owners is a list of owners that have rentals and are not motivated to sell or do anything but wait.

I would really appreciate any and all criticism and or suggestions. Thank you all for your time.

Hi Remon,

I don't use yellow letters often, so I'm not the person for practical advice on that front. However, if you're only a month in, tighten up your boots and get ready - success takes longer than that! From what I do know about yellow letter campaigns, it can take quite a while to get consistent leads from them. And with ANY marketing, there is a 'lead time' between when you put out your message and when you get a response.

Also, motivated sellers don't grow on trees. It's quite possible that only a few (or none) of the people you sent your letters to are motivated at this exact moment. It takes a concerted effort over a long period of time for this to work.

If anything, I recommend that you keep refining your strategy, but KEEP GOING. If budgeting $100-$200 a month for mailings is an issue, there are several articles on here about finding new ways to add a little bit to your income... mainly, tight budgeting in other areas and making sacrifices now to build yourself a successful life for later. Of course, I don't know about your situation, but is picking up a few more hours or a light second job an option for you? It's tough, but it's how a lot of people get their start.

It took several months of intense work before finding my first deal. Granted, others may be faster! But there's a learning curve here, so be ready for it, and don't get discouraged when you don't get a ton of results early.
