Real Estate Rental Investments Legal Structure with Partnership

Hello Everyone,

Me and couple of my friends want to start investing in rental properties out of state.

Based on numerous posts I have seen it is best to go with LLC with a holding company in a state like WY and Individual LLC for each property where it is located.

My specific question is around how do we structure it when not all the partners are involved

in every deal. Here are couple of examples :

1. Partner 1 And Partner 2 have enough capital to buy a home and Partner 3 is not ready yet with his share of capital. How can we achieve this in the same structure.

2. There could be other investors who want to Pitch in and buy a property outright. How can we include them only for that particular deal.

Appreciate any insights on this.
