General Area Looking Kind of Question

I am a teacher looking to purchase my first home and I plan to live in it and rent out the other bedrooms. There are mainly two distinct areas here in Fargo, ND. 

1. North Fargo: Old homes, typically ramblers. Near NDSU campus.

2. West Fargo/South Fargo: New homes seem to be popping up every day in these areas. Cookie cutter. All seem to look the same. 

Which one is more likely to have less Specials? And which would likely provide most steady rental income?  Highest rental income?

These might be some basic questions but if anyone could point me in the right direction for resources on how to get started in this intimidating process it would be greatly appreciated!
