Obtaining an FHA loan

I am a Junior in college, and because of that, I don't meet the requirements for an FHA loan. I am hoping my parents will cosign for me. A big thing that would hurt my chances of pre-approval is that I am currently unemployed. Because I am in college and was hoping to find a job or internship in my field, I do not have a job. In my hometown, I am technically still employed at a job I've had since I was 16. I have also always worked a second job during the summer in- addition to my first job. I also have about 38k in savings, which I was hoping would increase my chances of being pre-approved. I am currently not in any debt, and my FICO score is about 772. My question is, will having my parents cosign for me be enough? I am well aware not being currently employed is a huge disadvantage but was hoping the other items might save me.
