A lot of passion but lacking funds

I am saving up as much as I can and looking to house hack into a 4 unit property. Having 3 years of experience in analyzing Multifamily property, what is the best means of capitalizing on my experience in order to get into the investing game sooner. I'm about a year away from putting skin in the game. Should I look for an equity partner, wholesale to build up equity, or wait it out? I know I'm not the first person ready to hustle but lacking the funds. If there is anyone that has gone through this stage and wants to give their two cents, I am all ears.
