Ethics Question

Would it be considered unethical to advertise a property for sale that I have under contract but have not actually closed on yet.
And if someone actually calls about it what should I tell them.

Edward Powell, great questions & post, Ed. I've learned quite a bit about being ethical, especially in advertisement. I just want to be truthful, cover my bases, and not have it come back to haunt me. So thanks for the advice from Bill, Joel and all who replied.
