Investing out of state
Hello everyone, I have educated myself about investing in real estate for the past 8 months and I am ready to jump and take on whatever risk real estate has to offer.
I recently moved to California for a new job offer but I lived in North Carolina my whole life and wanted to invest in the RTP, Durham, Chapel hill, Atlanta Ga, Austin Tx areas and hopefully the Bay Area in the near future.
What steps would anyone take to be able to invest in these areas.

Bay Area, Hawaii, Los Angeles, Seattle, Boston are examples of primary markets which are NOT ideal for cashflow investing.
It could appreciate but I consider that gambling. Sophisticated investors invest on cashflow where the rents exceed the mortgage plus expenses (and enough money to pay for professional property manage to do our dirty work).
Sophisticated investors look at the Rent-to-Value Ratio and look for at least 1% or more to be able to cashflow after expenses.
