@Suzy Sevier, it really depends on the market.  Some colder areas, where it might actually get used, there could be a little bit.  Warmer climates probably none.  In my market, I do not see any real value for entry to mid-level homes. In fact we just covered up an inoperable, ugly fireplace in our last flip and set a high price PSF for the neighborhood.
