Canadian tenant applying - questions on how to proceed

Hi, I am self managing my first rental which is our home we currently reside in.  I have read the bigger pockets book on managing and following everything to a T when I can! It is working great- I have only received serious qualified inquiries and this Canadian is who completed her application first and is best fit.  She tried to do the Zillow rental app online and it wouldn't work because of her Canadian addresses so she took the time to write the whole thing up on a word doc and I have called her Canadian landlords who all say she is a one of a kind all star renter who takes meticulous care of her places.  She has given me her job contract and previous two months pay stubs. She exceeds income requirement. We have talked on the phone etc no red flags I feel in my gut , but I am still struggling with following all the steps because her social is in Canada and I am not sure what to do with it? Anyone have any tips on what else to do due diligence wise on an out of country tenant- the first time we will meet will be walk through inspection/keys Aug 1 so I need to make sure everything is good.  She is moving for a job at the university here and is a Vetrinarian. 

Do I just proceed to approve and get deposit to hold next ? I have other applicants qualified too but she was first and our top choice.
