House hacking in Atlanta GA

Hello BP members!

I’ve been in Atlanta for 1 year and saved $9K so i can house hack. What areas should I look? Would 9K be enough for me to start in Atlanta? When should I get pre-approved, and start looking?

Welcome to BP and welcome to your journey toward Financial Independence! House hacking in the city can be conducted all over the key is to analyze deals effectively. Some areas that are good fixer-uppers at a solid price are the "Opportunity Zone" C/D-class areas near the West-End. Stone Mountain and Decatur are also reliable places where you can potentially find a SFH/Duplex to creatively house hack. I'd look into sourcing deals organically and working with owners in need and structuring seller financing for your first house hack as opposed to going to a bank in these times. Availability of multi-family homes within affordable price points for what is most likely your budget will be hard to come by - but talk to your agents/lenders about what options you could potentially have with low to no money down loans.
