Help running through rehab estimator

The nuts and bolts are as follows:

House built 1941 (Definitely due for reno.)

3 br/ 1 bth --> 4/3 + a stand alone garage

(It looks like it will take a complete demolition of the standing structure.)

Currently a 1265 sqft house/ 6786 sqft lot

ARV Redfin comps: $ 177,701

ARV Craiglist comps: ( I couldn't find anything adequate on craigslist which makes me think that I might be too much house for that particular market?)

Also initially I was preparing to run these numbers through the rehab estimator, I later realized that the fix and flip calc. would be of better service. Was I right in that assumption?

Again any assistance is much appreciated.
