Looking to buy in the west coast

We are in a special situation since we live on the Island of Guam. We are currently living here without any payments necessary. As a fresh couple, we are planning on moving to the mid - northwest coast in the future which will be a huge challenge.  We are thinking about buying a house or condo while we live here. We could pay off the house in the next few years with a tenant who would also pay the mortgage with the rent. 

I am far from being any realtor but my research guided me here where I probably find the right advice from you. 
We have a not too high salary with no debt.
Any tips on how to progress with this?
