Radio ads and cold email to attract buyers and sellers

I did some research on some old posts about radio advertising. These posts go back years ago. 

so I am wondering if radio ads are any good for getting leads. As I will be selling these leads once they answer questions through patlive. 

how many leads can I expect from a good radio station per day?

of course I also want to try cold email. I will buy emails from melissadata.com 

then I will do an email campaign but I don't know if this will be effective or not. If I am successful with cold email how many leads can I expect to get? 

ultimately it goes down to getting people to sell their house and buy a house and the ones that aren't interested I can sell their info to a lead buyer
