Hi all, 

I've been a huge fan of the BP podcast, and webinars for a couple of years now but passively listening/attending and want to finally dig in with more intention and action for myself and my family.  Finally ready to leap!  

Briefly, I've personally cared for many investors portfolios as their Property Manager which I'm sure many of you all know is a dicey role and depending on the market in which you own rentals, can be an onerous experience for the Landlord/Manager.  For a few years had a few hundred doors I cared for with a small Boutique PM company locally where I ran the entire operation prior to parting ways with my partner to join the then 2-year-old company Mynd, who's since exploded in growth. I'm now currently one of the BD team members and assist incoming investors with everything as simple as shepherding their long-time self-managed property/ies onto Mynd's platform, or as complex as assisting in the underwriting process of an exchange, validating numbers and assumptions in value, cap ex, rents, etc... midstream of a deal.  

All this to say, I have a passion, and some acumen about the REI space, but more importantly a deep faith and belief in the wealth-building engine in the Real Estate asset class.

To be 100% transparent, albeit the above is true, so is the following.  I am personally a failed investor.  I had a couple of SFRs about a decade ago out of Market (Phoenix) that I lost in an ugly Bankruptcy that was both a blessing and a curse.  Since then, I've been frozen on jumping back in the game, even with my involvement still in the space.  Recently though, the ice that has for the last few years been around me, melted and I'm more motivated than ever to study, save, learn and take a leap.  

I am specifically curious about how to take the modest amount of capital I've currently saved and make the most of it.  The "Analysis-Paralysis" sh+t is real!  OVERTHINKING is like shackles and I'm reminding myself like a mantra the old adage that "The journey of a thousand miles starts with one step." 

  • I'd love to know how you all feel about next best steps with self-saved limited finance and where to deploy that capital if the barrier to enter in your home market is too big.  
  • Alternative/Creative investor financing to supplement what I've saved
  • More resources to learn and strategize a plan of action
  • Newbie strategies on Deal review
  • Tools to choose OOS markets to invest in
  • Opinions on small investor partnerships

Any and all input on these matters would be gratefully appreciated.
