Investment in Downtown Austin

Hi,

I am looking out for an investing in a home/apartment in Austin and renting it out. I have few questions.

• Should I invest in a independent home , which can be anywhere or an apartment in downtown ?.
• 10 years down the line will both appreciate equally ?.
• Any idea which area in Austin can give better return on investment.
