Nervous about a deal

Hello my people. I am reaching out for wisdom and guidance. I received a text out of the blue yesterday from someone I don't believe I have met with a deal. I ran the deal through the bigger pockets calculator and it seems to make sense and have some good upside. It is in a rather shady, but not horrible part of Milwaukee however. More than anything, I don't know where this wholesaler came from and I am looking for some guidance on how to proceed. The wholesaler knows my name and for all I know could be from bigger pockets or the Milwaukee REIA.

Any insight or guidance would be welcome
