Thank you all in advance for your responses.
Hi all! Thanks for having me. I'm a 32 year old from Boring Oregon who owner operates a small, relatively hands off, online retail business. I've been able to come up with a small amount of capital, 100k, and I'd like to find the right path to invest in real estate that works for me. You can call me Matt or Matthew. Just don't call me mat. Because, I'm done with letting people walk all over me...

All jokes aside, I'm a little nervous to be stepping into this space. However, I'm excited and ready to turn an idea into a structured plan of attack. I can't wait to pick all of your brains and get feedback. My family will certainly enjoy the relief. They don't let on, but I know that my constant sound boarding of ideas off of them must get exhausting.
I'm a little all over the place with regards to strategy, at this point. Though, I might spin that to say I'm open to anything that works. Whatever I do, I want to be able to parlay this cash into the next deal. My credit isn't the best. So, I'm concerned about refi being a viable means of exit and I know that traditional financing will be difficult. With that in mind, I'm open to relocating. I know that my money can go a lot farther in the middle of the country. Any advice in that regard would be very welcome.
I'm sure there's more I could say, but I'll open it up to you folks now.
