Opportunity Zones for Beginners

I am a project engineer for a larger construction firm, recently I have had friends and family from out of state ask me if I knew anything about opportunity zones in my area and if they are a good investment. From the little I have read online I feel like they are a great opportunity in my area and would like to put a project together. However, other than being part of the construction community and understanding how projects are built/ran and a construction budget works I know very little about real estate, or investing, and find that most of the reading I come across on the subject goes over my head. I am hoping to track do any information I can on opportunity zones or sites/books I could use to become better versed in the subject. My end goal is to build a multifamily apartment complex in an opportunity zone but first I need to know more about opportunity zones and any other information potential investors would want/need to know before they jumped on board with such a project.
