Help with Calculating ARV
Hi all. I picked up my first buy and hold this week that was pretty turnkey (but cashflows!) and am beginning to look for more distressed properties to BRRRR.
I have a couple books I'm reading through and there's a good chance I'm not quite at that chapter, but my questions for you all are:
-How are you currently estimating ARV on a distressed property?
-If there are no true comps in the neighborhood/area what is your strategy to make sure your #'s will align once an appraiser comes out?
-Do you have any tips/stories where you estimated wrong and how you corrected or what are a few key points I should focus on when calculating?
