House Hacking owner occupant style

I'm planning on purchasing a house hack next year. What books are the most important to read before I buy? I always hear that house hacks are "easy mode", but I'd like to go into it knowing something. 

Also, I'm sick of apartment style housing and will be looking at side by side duplexes where I can split the back yard to have my own space. Most of these around here don't fit the 1% rule, but they still reduce the cost of my primary residence. I know that it's best to get as close to the 1% as you can so that it's a viable investment going forward, but how much of that rule can I break for my own comfort and still be investing wisely? Thanks!
