Newbie Introduction and Questions

Greetings All,

I'm a New Investor to Real Estate in the Washington D.C area. Building up my credit and I have a Partner in my Mother as she is reaching Retirement.

I have a few question as a new member to Bigger Pockets. 

1. Which Calculator would you use to Analyze a Land Deal?

2. When you set a Max Price for your first investment at $200,000. How much do you get Pre-Approved for?

3. What do you ask a Realtor when interviewing them as Potential Agents you want to work with?

4. Where can I find a template letter to send an Owner who is out of town with no phone number listed? The property has been vacant for a few months now.

I have read the rules and I hope I didn't break any. I'm learning!
