Fix & Flip calculator

Hello, 

I've been practicing using the fix&flip calculator but I don't understand the result. It's actually giving me a negative result. 

Example:

If I have a property to buy at 53K, ARV is 100K, rehab cost is 20K and it would take 45 days to do the repair. Desired flip profit is 10K. How come it's giving me a negative return on investment flip? I attached the result here. Hopefully someone can help me figure out what I'm doing wrong.
