REI financial modeling, metrics, and deal structuring - ADVICE

Hi everyone,

I just stumbled into the Bigger Pockets podcast about a week ago and I have not been able to stop binging. I have a mixed bag of REI experience ( a couple buy and holds, one flip, currently the controller for a local residential home builder) but my passion to begin taking it more seriously is rapidly picking up steam. It has consumed my thoughts in recent months. I am looking for resources that will help me explore how others are structuring there REI ventures and what kind of financial models they are using to analyze their investments/ business plans. Additionally, I would love to find a resource that shares the common metrics that the industry is using in regards to deal structuring/ targeted returns/ ext. for the various investments and different markets out there.

I have so many ideas floating around in my head and I am itching to begin getting these ideas on  a spreadsheet - any advice on how I could get off to a good start would be greatly appreciated!
