How do I get a list of ways to get a property under contract.

Just coming up on my first potential deal and wanted to make sure I am knowledgeable on what ways I could get  a contract if it is not fit for whole sale maybe I can do other types of contracts other then this to get the job done regardless of the situation the home is in. I looked up exit strategies and  ways to structure  deals in different ways and wanted to touch bases with my BiggerPockets team to insure I am up to date on all angles to get a contract with what ever type of seller it is. I just got my bandit signs so my concern is how do I take care of the deals that are not wholesale deals without passing them up or on the the next investor. I want to be able to take advantage of all that comes my way. I know of wholesaling and subject to as well as multi mortgage a little bit but wanted to make sure there weren't any that I do not know about ?
