Accountability Partners in Concord CA / Milwaukee WI

Hello Team! 

I'm a newbie RE investor from Concord, CA looking to connect with more like minded people for accountability and motivation. I have been making steady progress towards purchasing my first investment property in Milwaukee, WI, just need to build up my $ reserves before I can pull the trigger.

@Michael Henry Thank you, I appreciate it! 

I have family connections with a property management company in Milwaukee, which is my main reason for focusing on this market. Also reading through the CAFR everything looks pretty steady with the principal employers, unemployment and city financials. Homes are at a much lower price point than where I live in CA. There is some promising cash flow opportunity, however, I haven't seen any cash-on-cash returns higher than around 7-8% with the duplexes I have seen. Could be my conservative numbers? 

Some draw backs are high crime rates, old homes and low ranking schools. I'm willing to pay a premium to lock in good tenants in a nicer area. 

What are your thoughts on Milwaukee for buy any hold SFH and small MFR?

How's the weather out there? (-40?)
